St Annes was built to order: the St Anne's on the Sea Land and Building Company leased the land from the Clifton estate of Lytham Hall in December 1874, and the foundation stone was laid at the St Anne's Hotel the following March. Ansdell was already forming around its 1872 station; Fairhaven followed from 1892. The result is large late-Victorian and Edwardian villas along Clifton Drive and the Fairhaven avenues, some now divided into flats. Houses of that size carry long cable runs, several generations of wiring layered on one another and a board never sized for a modern kitchen. We rewire, upgrade consumer units and carry out EICRs.

Lytham has 91 listed buildings, and both towns have conservation areas, so cable routes and external fixings are worth agreeing up front.
